The Private Tenancies Act (Northern Ireland) 2022
Northern Irish legislation has changed to included Fire, Smoke and Carbon Monoxide detection within the rental property sector. Introduced in April 2022, the change applies to all privately rented properties in Northern Ireland.

What you need to know about the latest amendment:
From 27th April 2022 private landlords are now required to install and keep in working order:
- A sufficient number of Fire and Smoke Alarms to give warning in the event either is detected
- A sufficient number of Carbon Monoxide (CO) Alarms to give warning should there be harmful CO levels present
Tenants are required to:
- Take proper care of the installed alarms
- Make good any intentional or accidental damage sustained to the installed alarms

Where to install Fire, Smoke and CO Alarms?
We recommend following the British Standard BS 5839-6:2019+A1:2020 when it comes to Fire and Smoke alarms, and BS EN 50292:2013 for Carbon Monoxide Alarms. The standard contains a large amount of detail on all aspects relating to the design and installation of fire and CO alarm systems, but one area of it covers the type of alarm to install and the areas of the property to protect, along with maintenance suggestions.
